Medical Office Claims Former Grocery Building
A former grocery store in Syracuse will now be home to a medical office.
A petition to allow a medical clinic in a commercial district was approved tonight by the Syracuse Board of Zoning Appeals.
Great Lakes Capital of South Bend wants to lease a medical clinic at 107 W. Pickwick Dr. The building is the former home of Arthur’s Fresh Market.
GLC also petitioned to have a variance to allow two uses – a medical clinic and retail sales – on the commercial tract of ground. That variance was also approved.
Ryan Rans, managing partner of GLC, said that half of the building will be leased to Kosciusko Community Hospial for medical office space. One to two physicians will utilize the space and there will be 12 exam rooms.
The other half of the building will be used for “retail ready” space. No retailers specifically were named.
Also, GLC wants to allow 123 parking spaces, where the ordinance would require 150 spaces, which was also approved.
In another matter, Treco LLC’s petition for an exception for a storage warehouse in a residential district was also granted. The property is located at 1013 N. Harrison St. in Syracuse. The new building will have six bays that will be used to store recreational vehicles.
Several remonstrators expressed their disapproval of Treco’s proposed plans. The main issues were noise, lighting and drainage. Steve Snyder, attorney for Treco, said the drainage issues will be taken care of. Also, he said landscaping will be added to the exterior of the property as a “visual barrier.”
The board approved the exception with the limitations set forth, as well as specific hours of entry.
The next meeting will be at 6 p.m. Thursday, March 21, at Syracuse Town Hall.
